Rentals in Raleigh: What’s the Deal with Real Estate Agents?

Due to the economy many people are turning to rental homes to find housing this year.  As calls have come into our real estate office here in Raleigh we have seen several trends in the current rental market and thought we would share our thoughts through several blog posts.

The first question about rentals many people ask is this:

Why won’t a real estate agent call me back about a rental property?

It’s frustrating.  You call an office trying to find a place to rent and many agents won’t return your phone call.  You are not alone.  Many people  have left messages at real estate companies requesting help to find a rental and have never not gotten a call back. This is a frequent complaint in our area.

The reason for this is most of the local real estate offices in the Greater Raleigh area specialize in sales only. Real estate agents are self employed 100% commission based sales people. When you purchase a home the Real estate firm representing you receives a percentage of the total contract price. When you rent a house the typical pay out offered on MLS is $100 to $300 dollars. Barely enough to pay for their gas.  The amount of time invested in finding the right rental home and the legal responsibility of drafting a lease causes many firms to shy away from working with potential renters.
