Many people try to guess what time of the year is best to sell a house. Every month and every year is different depending on the economy, interest rates, elections etc. So, there isn’t ever a normal or an absolute however houses always sell 12 months out of the year. This a chart showing how many closings have taken place each month from August 2009 to August 2010 in the Greater Raleigh area.
I believe you will be surprised to see the numbers and which months sold the most. Also included in the middle chart is deed transfers. This is not sales. Deed transfers include refinancing and name changes caused by divorce, estates, LLC’s etc. I wish we had this many sales it would be a great market.
This bottom chart shows percent of change from the prior year. You will see the downward pattern started in 2006 right along with subprime mortgage failures. As of August 2010 we are down 7% from 2009. The market is still going the wrong direction for sellers with no signs of change until 2013.
